All of our properties are subject to our “Declaration of Covenants, Conditions, Restrictions and Easements” (CC&Rs). Under our CC&Rs, all construction and landscaping projects must receive approval from the Design Review Committee before starting work.

Section 4.1 of the CC&Rs states:
Many of our properties are subject to Conservation Easements which restrict the activities that can be done in the easement areas (also known as the Natural Areas). Our Common Areas and portions of some homeowners’ properties are Riparian Habitat Mitigation Areas which also restrict the changes that can be made. Section 16.6 of the CC&Rs states that “all designated Natural Areas and shall remain natural and undisturbed.” This restricts the trimming, pruning or removing any natural trees, shrubs or plants in the Natural Areas.
Our Design Review Guidelines then provide additional guidance. The Guidelines summarize the types of activities that are permitted or not permitted on our lots and other areas in our Community. For example, Paragraph 2 of the Guidelines specifically prohibits the removal, pruning, and shaping of trees in Non-Graded Areas (that area just outside the graded area of your property but not in the Natural Areas). Exhibit B to the Guidelines is a chart that summarizes which restrictions apply to which lot.
